If you own property or land in England or Wales, your legal name is recorded on the **Register of Title** held by HM Land Registry. It is essential that this record matches your legal identity to avoid significant delays or complications when selling your home, remortgaging, or during probate.
STEP 1 Complete Form AP1
To change your name on the register, you must complete **Form AP1** (Application to change the register). This is the standard form used for most administrative changes to property titles. If you are only updating your name and not changing the ownership structure, you do not usually need a solicitor.
Evidence Required
HM Land Registry will require documentary evidence of your name change. You must provide your Original Deed Poll or a Certified Copy. If the name change is due to marriage or civil partnership, your original marriage certificate is required.

Updating your name is also a key part of property fraud prevention. Once your name is updated, you can sign up for the HM Land Registry Property Alert service to receive notifications if anyone attempts to change your title deeds in the future.
Fees for Name Changes
Currently, HM Land Registry does not charge a fee for a simple name change if it is the only application being made. However, if you are making other changes to the title at the same time, standard registration fees may apply.
